Citigroup Center’s Move-In-Ready Spec Suites Continue Momentum as Downtown Miami Office Tower Welcomes New Tenants

Citigroup Center, the 810,000-square-foot, 34-story trophy tower in downtown Miami and the second-largest Class A office building in Florida, today announced that it has executed four new leasing agreements in the past three months.

This latest leasing activity comes on the heels of a productive 2025, with nearly 60,000 square feet leased across 11 companies, including the University of Florida and Stream Realty. Incoming tenants span professional services firms, government, higher education, and technology sectors, and include:

  • Foundever, a global customer experience company, signed a lease for 5,655 square feet of office space, relocating from 600 Brickell.

  • The Consulate of the United Arab Emirates signed a lease for a 4,859-square-foot, move-in-ready spec suite.

  • INCAE, Inc., a higher education institution, signed a 5,365-square-foot spec suite.

  • Darktrace, an AI cybersecurity company, signed a lease for a 4,554-square-foot spec suite.

Citigroup Center’s Spec Suite Program Continues to Gain Momentum

With the exception of Foundever, these agreements all leased newly completed spec suites as part of the third phase of Citigroup Center’s move-in-ready spec suite program. The third phase spans over 26,000 square feet and is nearing full occupancy, with only one suite remaining. Since launching the initiative, Citigroup Center has delivered nearly 130,000 square feet of spec suites across three phases in response to sustained demand for flexible, turnkey office space and is currently advancing plans for a fourth phase of an additional 25,000 square feet of spec suites due to continued success.

Downtown Miami Office Tower Attracts Growing Number of Companies Relocating from Brickell

The recent transactions also build on a broader migration trend at Citigroup Center. Since 2022, the property has welcomed approximately a dozen companies relocating from Brickell office properties, including Greater Miami Convention & Visitors Bureau (GMCVB), Kasowitz Benson Torres (Kasowitz), Banco General and Fowler White, whose approximately 19,000-square-foot lease in 2024 marked one of the building’s largest recent commitments. Firms have migrated from some of Brickell’s most recognizable office addresses, reinforcing Downtown Miami as a preferred destination for companies seeking a highly amenitized workplace experience and exceptional connectivity.

“The appetite for ready-made workplaces is being driven by employers seeking both speed-to-occupancy and a workplace experience that helps attract and retain talent,” said Steven Hurwitz. “We’re consistently seeing companies reevaluate their office strategies and intentionally look outside of Brickell, particularly as occupancy costs rise.”

Recent Upgrades and Hospitality-Driven Amenities Enhance the Tenant Experience

Cactus Club Cafe, a Canadian-owned premium casual dining concept, opened its first Florida location on the ground floor of Citigroup Center earlier this year. The 10,000-square-foot indoor-outdoor restaurant and lounge features curated artwork, private dining, and an expansive patio, creating a new dining destination for both tenants and the surrounding downtown community.

Citigroup Center also underwent a series of capital improvements in 2024, including a renovated lobby featuring an open-air café and lounge seating that has further elevated the tenant arrival experience, and an executive valet program with a dedicated lounge.

Tenants benefit from a comprehensive suite of on-site amenities and services, including a robust health and wellness program; an on-site car wash; valet parking; an ATM; and the largest conference center in downtown Miami, spanning 9,000 square feet.
